Riverwalk reimagines a 200-acre former golf course as a vibrant, transit-oriented community that reconnects the public with the San Diego river. The master plan allows for 4,300 residential units, 150,000 square feet of retail, 1 million square feet of office, and a new Green Line trolley stop at its core—surrounded by retail, parks, and a lively public plaza. Twenty development parcels span three walkable neighborhoods, linked by a central promenade and intimate blocks that encourage pedestrian life. Approximately half the site is preserved as open space, with restored river habitat, adaptive reuse of historic bridges and clubhouse, and linear parks that integrate with ecological corridors. South of the trolley line, smaller residential parcels nestle into natural views. MVE shaped a flexible entitlement framework balancing density, mixed-use vitality, infrastructure, and habitat protection. Riverwalk sets a model for urban resilience, providing housing, ecological restoration, and public space in Southern California
