This project leverages its central, high-visibility location to revitalize an existing commercial site with a new mixed-use development. The plan includes 311 residential units and 85,000 square feet of retail, anchored by a two-level specialty grocer and complemented by street-level cafés and shops. Along 3rd Street, an expanded setback enhances the public realm with casual seating, sidewalk dining, and upgraded hardscape and landscape elements. The design also incorporates targeted public safety enhancements, creating a welcoming, pedestrian-oriented environment with strong connectivity to surrounding destination retail.
